Common questions about the Victoria Stamp Duty Calculator

How is Victorian stamp duty calculated?
At general rates: 1.4% up to $25,000, $350 plus 2.4% up to $130,000, $2,870 plus 6% up to $960,000, then 5.5% of the whole value up to $2 million, and $110,000 plus 6.5% above that.
Is there a concession for my home?
Yes, the principal place of residence concession for homes from $130,000 to $550,000: $2,870 plus 5% to $440,000, then $18,370 plus 6% to $550,000. Above $550,000 general rates apply.
What do first home buyers pay?
Nothing on a home up to $600,000. From $600,000 to $750,000 the duty phases in: at $700,000 you pay two-thirds of the normal duty. Above $750,000 normal duty applies.
Why does duty jump at $960,000?
From $960,000 the 5.5% rate applies to the whole value, not just the part above the band start. Duty at $960,001 is a little higher than the 6% band would give.
