The bands for 2026–27
| Value | Duty |
|---|---|
| up to $18,000 | $1.25 per $100 (minimum $20) |
| $18,001 to $38,000 | $225 + $1.50 per $100 over $18,000 |
| $38,001 to $103,000 | $525 + $1.75 per $100 over $38,000 |
| $103,001 to $387,000 | $1,662 + $3.50 per $100 over $103,000 |
| $387,001 to $1,290,000 | $11,602 + $4.50 per $100 over $387,000 |
| over $1,290,000 | $52,237 + $5.50 per $100 over $1,290,000 |
| residential over $3,870,000 | $194,137 + $7.00 per $100 over $3,870,000 |
Part of $100 counts as a whole $100. For the first home concession between $800,000 and $1 million, the page applies the formula in the Duties Act: normal duty less a share of the duty on $800,000 that shrinks as the price rises.

Common questions about the NSW Stamp Duty Calculator 2026–27
- How is NSW transfer duty calculated?
- Each band has a fixed amount plus a rate for every $100, or part, of the value above where the band starts. For 2026–27 a $1,350,000 home pays $52,237 plus $5.50 for every $100 over $1,290,000, which is $55,537.
- What do first home buyers pay?
- Under the First Home Buyers Assistance Scheme, nothing on a home up to $800,000. Between $800,000 and $1 million a concession tapers off, and from $1 million full duty applies. Vacant land has lower limits.
- What do foreign buyers pay?
- Surcharge purchaser duty of 9% of the value, on top of normal transfer duty, for residential property.
- Why do the thresholds change?
- NSW indexes the band thresholds to inflation every 1 July. The rates that apply are the ones for the year the contract was signed.
