Real estate investing

Rental income, cap rate, cash flow, debt coverage and the cash return on a single property.

Rental property arithmetic goes wrong at the definitions, not the sums. Net operating income deliberately excludes the mortgage, so it is not the bottom line of a tax return: a Schedule E total includes mortgage interest and depreciation, and feeding that into a cap rate understates the answer while every number entered was honest. Cap rate ignores financing entirely, which is why two buyers paying the same price can see the same cap rate and completely different cash returns. These calculators keep each definition visible, use only the rents, prices, expenses and loan terms you enter, and supply no market rents, prices, benchmark cap rates or growth assumptions. They compare nothing to a threshold unless you enter the threshold yourself.
