How to use the Stamp Duty Calculator India

  1. Pick the state the property is in.
  2. Enter the property value. Duty is charged on the higher of the price you pay and the government guidance value (ready reckoner or circle rate).
  3. Choose the area and buyer details that appear for that state.
  4. Read the stamp duty, any cess or surcharge, the registration fee and the total as a share of the value.

How a total is built

A ₹50 lakh flat in Pune bought by a man: stamp duty of 5% is ₹2,50,000, the metro cess and surcharge add ₹50,000 each, and registration is capped at ₹30,000. The total is ₹3,80,000, or 7.6% of the value. The same flat in Mumbai has no surcharge, so the total is ₹3,30,000.

In Karnataka the extra charges are a share of the duty, not of the value: on ₹50 lakh the duty is ₹2,50,000, the additional duty ₹25,000 and the urban surcharge ₹5,000. With 2% registration of ₹1,00,000, the total is ₹3,80,000.

Limits

Rates change by state notification and concessions come and go, so check the sub-registrar’s figure before you pay. The page covers a residential purchase by an individual. It leaves out scanning and document handling fees, GST on an under-construction flat, and concessions for joint owners, which vary by state.

With your numbers

  1. Each state charges a percentage of the property value, plus its own cess or surcharge and a registration fee
