- Read how much you can put in during 2026.
The calculation
FHSA room comes in two parts: this year’s $8,000, and whatever you didn’t use before, capped at $8,000. Both are limited by what is left of the $40,000 lifetime limit.
unused = $8,000 × years open before 2026 − contributionscarry-forward = smaller of (unused, $8,000)room in 2026 = smaller of ($8,000 + carry-forward, $40,000 − contributions)
Room starts only when the account is opened, so opening one early, even with nothing in it, starts the clock and builds carry-forward.
With your numbers
- $8,000 for this year plus unused room from earlier years, at most $8,000, within the $40,000 lifetime limit

Common questions about the FHSA Contribution Room Calculator 2026
- How much can I put in an FHSA?
- $8,000 a year, up to $40,000 over your lifetime. Contributions are deductible like RRSP contributions, and withdrawals to buy a first home are tax-free.
- How does carry-forward work?
- Room you don't use carries forward to the next year, but at most $8,000. So in any year you can contribute at most $16,000: $8,000 for the year and $8,000 carried forward. Room only starts building once you open an account.
- When does the account have to close?
- By the end of the 15th year after you opened your first FHSA, the year you turn 71, or the year after your first qualifying withdrawal, whichever comes first. Money left over can be moved to an RRSP without affecting your RRSP room.
- Can I use an FHSA with the Home Buyers' Plan?
- Yes. You can withdraw from an FHSA and use the RRSP Home Buyers' Plan for the same home.
