Common questions about the LTT Calculator
- What are the LTT main rates?
- Nothing on the first £225,000, 6% on the part from £225,001 to £400,000, 7.5% to £750,000, 10% to £1.5 million and 12% above. They have applied since 10 October 2022.
- What are the higher rates?
- For additional properties, from 11 December 2024: 5% on the first £180,000, 8.5% to £250,000, 10% to £400,000, 12.5% to £750,000, 15% to £1.5 million and 17% above. There is no nil-rate band, so even a cheaper second home pays tax from the first pound.
- Is there first-time buyer relief in Wales?
- No. The main rates already start at £225,000, which is higher than England's standard threshold, and they apply to everyone buying their only home.
- Can I get the higher rates refunded?
- If you bought a new main home before selling your old one and sell the old one within three years, you can claim a refund of the difference from the Welsh Revenue Authority.
